External Financing Options
If you'd prefer to finance your capsule through a lender, here are the most common paths Canadian buyers use:
Home Equity Line of Credit (HELOC)
The most popular financing method. If you own property, your bank can typically extend a HELOC at prime or near-prime rates. Capsule purchases generally qualify as home improvements.
Personal Loan
Most Canadian banks offer unsecured personal loans up to $50,000-$75,000. Rates are higher than HELOCs but no property collateral is required.
Construction Loan
Some buyers incorporate their capsule into a broader property development and finance through a construction loan. Particularly common for resort and commercial projects.
ADU / Secondary Suite Programs
Several Canadian provinces and municipalities offer grants, loans, or tax incentives for adding secondary suites or accessory dwelling units. Your capsule may qualify.
Business Financing
If your capsule is a business asset (Airbnb, resort, worker housing), standard business financing, equipment loans, or commercial mortgages may apply.
